Dovecot - Dundas Castle - Geoffrey Moffett

In South Queensferry, an historic gem within the stunning Dundas Castle Estate could undergo a quirky transformation.

An 18th-century dovecot, long empty and forgotten, is poised to become one of the most unique Airbnbs in the region. This transformation is more than just a renovation—it is an imaginative blend of history, architecture, and contemporary hospitality.

The proposal for this intriguing conversion comes from Chiara Stephenson Studio Ltd, a developer with a keen eye for respecting heritage while embracing modern comforts. The dovecot, a cylindrical structure once home to doves and pigeons, has been vacant for years. Its central potency (a revolving ladder) has succumbed to time and decay. Still, the stonework remains in splendid condition, as does the timber roof structure and the external slate and leadwork.

The vision for the Dovecot is not just to breathe new life into it but to make it a destination for travellers seeking a stay that's out of the ordinary. The plan is to convert it into a one-bedroom overnight accommodation with a modestly sized kitchen, toilet, and shower. The pièce de résistance will be a double bed and small bath on the newly constructed first-floor deck.

A planning statement submitted by the applicant comments: "The project is an opportunity to bring this historic structure back into use to create a beautiful and unique place to stay with a design that works with, adapts and celebrates the existing architecture.

"Minimal modifications are proposed externally. Internally a self supporting structure sensitively adapts and works with the interior. The Dovecot lies in a rural area within the Green Belt and the current plan is sympathetic to the historic building and landscape.

"The proposed alterations are of a minor nature with a number of positive enhancements. Considering impact and level of harm overall is minimal to bring this derelict building back into use we believe the proposal described in this document is an acceptable level of development and will bring the building into a more future viable use and serve to ensure it is preserved for the future.
